WHAT SERVICES TO EXPECT FROM YOUR AGENT
Dear Future Home Buyer:
With so many agents out there, it is hard to choose with whom to work. It should come down to which broker or agent has the most knowledge and can answer your questions correctly. Often the decision is made based upon who called you after an open house or answered your phone inquiry. If you are comfortable with the agent, you may fail to ask about the agent's experience or track record in the industry. When your money matters, you might want to inquire a little further. Purchasing a home is an important economic decision.
What is the difference between an agent and a broker? An agent is a person who has taken the prescribed hours of education and passed the State examination to show minimum competency to sell Real Estate in the State of Iowa or Illinois. They must hang their license with a Broker who is then responsible for their actions. A Broker has taken additional courses and passed the Brokers examination. They may choose to work independently or may decide to associate with a company. If they choose to associate, they hang their license under that company's broker's license. There are many good agents and brokers with lots of experience. Some agents prefer not taking the additional courses and examinations because they have no intent in ever being self employed or moving into management.
There are also professional designations that can further identify an agent or broker as having taken the time and effort to enhance their education and experience. About 3% of all agents and brokers are Certified Residential Specialist, about 5% are Accredited Buyers Representatives and 5% are Graduates of the Real Estate Institute. There are several other designations that require additional education and test, like my MRA, which is an appraisal credential.
What can you expect from a good agent or broker? The answer is honest information. With so many homes on the market, no agent knows all the specifics on all the listed homes. Often we are given partial information, which may even be inaccurate. However, within a day, any good agent will do their research and be able to answer all of your questions.
Does representation guarantee a lower negotiated price? Sadly, the answer is no. What it does guarantee is that your offer will be made from a position of knowledge of the market and that neighborhood. That you will receive fair value and not overpay for the property. The sellers have had a market analysis based on similar homes that have sold in the same area with similar amenities in recent months. This price range is what they are expecting to receive. If you have a $70,000 home listed at $129,000, no one is going to look at it, much less buy it. Why waste the time and advertising. It is not good business to chase away potential buyers? So the only "steals" are when you are buying from your Mother or Grandmother, everyone else wants real money, or equitable value. What you are really looking for is value: "The best home, in the best neighborhood. in your price range that day".
